Bridgeline Development Group was founded on the belief that great development projects start with vision, grit, and a willingness to solve problems from the ground up. That mindset took shape years ago during a hands-on renovation of a 1900s farmhouse—reimagining the layout, restoring original hardwood floors by hand, and even constructing a new access road solo. What began as a personal challenge quickly became a foundational way of thinking: see what could be and do what it takes to bring it to life. That early experience wasn’t just an uncharted renovation—it shaped the mindset that guides our work today.

Karla Kassebaum President

As the founder of Bridgeline Development Group, Karla established the company with a vision of connecting vision to reality through commercial real estate development services rooted in integrity, forward thinking, and consistent execution.

With an attention to detail and an ability to anticipate challenges, Karla brings a valuable, solution-oriented perspective to navigating complex development projects. With a strategic approach to development management, Karla cultivates a positive productive team environment while ensuring risk management plans are in place.

Managing large-scale development projects and budgets, Karla’s project experience includes land acquisition, lease and easement negotiations, rezoning, environmental remediation, extensive road widening and infrastructure, redevelopment of existing shopping centers, and ground-up construction retail developments.

Karla has overseen property management and legal operations for new shopping centers, ensuring a seamless handoff into long-term operations. Karla has also collaborated with leading national tenants and owners, including Publix, Marriott, Chipotle Mexican Grill, Mattress Firm, PDQ, Jimmy John’s, Freddy’s, Starbucks, Sheetz, McDonald's, and Chase Bank.

Kiley Oxendine Development Coordinator

Kiley studied Sociology at the University of North Carolina at Chapel Hill, and earned a minor in Real Estate through the Kenan-Flagler Business School. Through her internships with real estate management and commercial real estate firms, she gained hands-on experience with site and zoning analysis, researched ESG initiatives and developed an internal ESG report. She brings a solid foundation to her role, contributing across due diligence, pre-design, design, and construction phases. With a focus on project organization, coordination, and tracking, Kiley plays an active role in critical activities including due diligence, construction progress, permitting, utility coordination and signage.

With a strong passion for design, problem-solving, and community-centered development, she enjoys bringing creativity to projects that prioritize meaningful impacts and long-term value.
